RCM for paying rent to unregistered landlord

We are manufactured exporting company. We acquire godown , quareters from unregistered landlord on rent. Is this type of rent come under the applicability of RCM ?

If the Property is used for Commercial Purpose then yes RCM Applicable and if the quarters are residential property and used for residential purpose then RCM wont be applicable
