Form 26QB TDS dates

While filling Form 26QB I'm seeing 3 different kinds of dates -
(1) Date of Agreement/Booking
(2) Date of Payment/Credit
(3) Date of Tax Deduction

As per my understanding, (1) should be the date on which original seller/purchaser agreement was made. This is 3rd Jan 2022.

We are paying the Seller in installments, with bank transfer (already done on 1st Feb 2022) and a cheque from HDFC bank loan, which will be handed over at the time of registery, sometime in future, say 10th Feb 2022.

So, in my case, what should be the dates for (2) and (3) points? Please suggest.

07 February 2022 (2) 01 Feb. 2022
(3) 01 Feb. 2022.
Similarly for second/final installment, say 10 Feb. 2022.

07 February 2022 Since I've made payments in 2 parts - bank transfer + loan, do I need to submit form 26QB two times as well? Or should I just submit it one time with the total amount.

07 February 2022 Yes, you can deduct TDS at a time for total amount, & file single Form 26QB.

01 September 2023 couple of queries on the same context
1. first payment made on 1st January (booking amount), then 2nd payment made on 8th january (allotment amount), builder buyer agreement is executed on 15th January, in this case what would be date of agreement/booking?
2. property purchased by husband and wife (both working), but whole payment is made by the husband to the builder, in this case, TDS compliance is on both or only husband? as he clearly seems to be the benefical owner
3. in case both needs to pay the tds then in form 26QB, in total value of consideration, 1 CR to be filled for each or 2 CR each? i think it should be 1Cr (their share) but still double checking as total value of property is 2 CR.


01 May 2024 1. For both the payments made in January, date of booking..
2. In such case only husband can deduct total TDS amount, though query would be raise by ITD. Better to be deducted by both for smooth navigation.
3. Total value will be 2 cr, with 50% ownership column filled properly.
