I am planning to buy a Flat in chikkalsandra and the builder is quoting the price back up as follows. Basic cost @ 3390/- per sq ft for 1092 sq ft super built up area = Rs 37,01,880.00 Car park - Rs 2,00,000.00 BESCOM = BWSSB charges - 2,00,000.00
Total Cost = Rs 41,01,880.00
VAT( 5.5%)+ ST(3.5%) = 3,69,169.00
He is not giving any explanation on how he arrived at the tax amount.
Please suggest me whether these are correct figures or not.

VAT calculation is like this :3701880+200000=39,01,880,minus 40% land cost i.e.1560752=construction cost Rs2341128.VAT @14.5% on 70% of it and ST @ 14% on 40% of it.So VAT payable is Rs2,27,474-oo and ST payable is Rs1,25,503-00 only.VAT @ 5.05% on Rs 4101,880 comes to Rs2,25,603-00 and ST @ 3.5% comes to Rs143,566-00. In the result you have been charged Rs 2,000 less in VAT and Rs18,000 more in ST......mjk

Sir, The builder has given the BBMP approved building plan which indicates G+3 floor construction with single house in each floor and provision for 4 car parking. the total plot area is 90X50ft. but he is constructing 4 houses in each floor ie.in G+3 floor, totally 16 houses.
Please let me know what will be the consequences if I opt for this appartment, can I get at least B katha in my name, can I resale this flat after several years?

Mr Shashikumar VN : If what you say is correct,it will be a clear violation of approved plan and building laws.You should never accept a 'B' khata.Insist with your apartment builder for an 'A' Khata only.These builders dare to violate laws expecting that the BBMP can be 'adjusted' with some bribe and by lapse of time it will be ignored.So far no instances of BBMP authorities coming to break the houses for this problem are seen. Another point is I have not dealt on these matters much in detail.So, I can not give complete authentic advise.....mjk
