Hello dear, in your case section 194I applies for Rent other than Plant, Mach.& Eqp. Rs. 1,20,000/- p.a 10.00% rate of TDS and Education Cess.
Surcharge will also apply if payment is made to Non Resident Corporate, which exceeds Rs 1 Crore.
