can assessee claim ST portion as deduction against rental income which incl ST with it or its enough assessee declare rent with out ST portion? what if tds certificate issued is gross (Rent + ST)

The income of assessee will be rent part only. Also the rental income needs to be shown exclusive of service tax.

You collect ST on behalf of the Central Government and accordingly pay it to the credit of the Central Government. Hence, no part of income is earned by you. So your have to show the rental income without ST
