07 January 2013 sir rs 15lakhs paid to builder before obtaining completion certificate & rs15 lakhs after obtaining completion certificate

sir please tell on which amount service tax is payable???

What is the date of Agreement ??? If the Agreement made after obtaining completion Certificate then no question of Service tax .
Give full facts.

DATE OF OBTAINING COMPLETION CERTIFICATE:- 15th SEP,2012

CASE 1 :-

IF DATE OF AGGREMENT IS 1Oth SEP,2012
AND WHOLE CONSIDERATION IS PAID AFTER 15th SEP 2012

CASE 2 :-

IF DATE OF AGGREMENT IS 1Oth SEP,2012
AND RS 15 LAKH WAS PAID ON 10th SEP 2012
AND RS 15 LAKH AFTER 15th SEP 2012
