Sir, What is the procedure to get legally Duplicate Registration?
We have a House property in our name and availed loan from a Commercial Bank, its learn t that they have misplaced the Original Registered Papers. What remedy we have?
17 March 2010
There is no procedure to get duplicate sale deed (registration papers). However, copy of property card which is certified by the registrar is sufficient proof of your ownership. At the time when you want to sell your house, you will have to give an advt in newspaper stating that the registration papers are lost and an indemnity to the buyer.

Is that Certified Copy is sufficient Proof of Title for other than Sale purpose? Like if anybody want to take Loan on that Property on the basis of that Certified copy?

The Property card will hold good even in that case. At the most, the Bank may additionally require an FIR to be filed with the Police Station and, an Affidavit. Indemnity and a newspaper advt. may also be demanded.
