Regarding deduction of tds

12 June 2014 There are 3 sellers and 1 buyer on transfer of immovable property exceeding 50lakhs.

Out of 3 sellers 2 are NRI's who dont have
PAN in India.

Now what is buyers responsibility to deduct TDS for AY 2015-16
and further tax consequences if any?
