If I have more than three renting
immovable property. out of one exceeding rs. 10 lakh. so, service tax will be applicable only one or all.

Service tax will be applicable on rent from all properties.
Even if rent amount is less then 10 lacs in all 3 properties but combining rent from all 3 properties exceed 10 lacs then service tax will be applicable.
