i understand tenancy right as right to use the premises taken on lease/rent for period mentioned in the lease/rent agreement.
i read many case laws and confused how can a tenant surrender the tenancy right to a builder and get huge compensation/ flat in new building although he is not the owner.
compensation should be paid to the owner and not the tenant.

The tenant holds the right to occupy the premises against regular payments of rental charges. This is treated as a right vis-a-vis a capital asset. . When landlord wants to take possession of his property and the tenant do not want to leave his tenancy right then some extra amount is offered by the landlord for surrendering the right and evacuate the premises. .
