I have invested in a plot of land but it is not yet registered in my name. The investment has been for over 3 years so it is long term. If i sell the investment before registration will i get indexation benefit on the investment amount and can i claim exemption U/s 54F if i invest the gains in a residential property?

you have an agreement etc. then its sufficient for the income and deduction for capital gain .
