Whether cost of improvement includes improvements like installation of fans, lightings in house property ? Refer with section.

No. Installation of fans, lightings in house property are not considered as cost of improvement.

If you sale the furnished house than yes otherwise No.
For doing so you have to mention in the Sale deed that the house is sold including furniture and Fixtures and if the value of furniture & Fixture has been shown in your Balance Sheet then only possible.
