Adjustment of short term loss with long term gain

28 March 2013 i have nett loss in STCL in F Y 2012-13 and i want to carry forward to next year.

further in next year i am planing to sale a property in which i earn LTCG.

Can any one explain me whether i will able to adjust the LTCG in to STCL or not
