Tds on rent

12 March 2016 Sir/Mam,
Bharti Airtel has set up a data boosting station for optical fiber network in my house paying Rs. 16,000 pm rent. Yesterday I received rent for 6 months (October to March) with 10% TDS deductd from it. I have 3 queries regarding it:
1. Rent for 6 months is Rs. 96,000 which is less than 180,000 still Rs. 9,600 (10% of total rent) was deducted. Should TDS be deducted if rent for current FY is less than 180,000?
2. TDS will be deducted on 192,000(Total rent for a FY) - 180,000 = 12,000 or it will be deducted on the entire value?
3. As my total income will be less than 250,000 shall I get back the total amount deducted when I file ITR?
Your help will be appreciated.

12 March 2016 1)Not necessary to deduct TDS when total payment made during current financial year not exceeds threshold limit but some deductors do deduct TDS

2)tds will be on amount paid on rent,..which is 10% on 96000

3)you may file return and claim refund ,
