You will deduct Tds @ 10% of gross rent amount. Interest on Tds @1.50% p.m. but for calculation of Interest you also consider in which month are you deducting tds.

Dear SIR.,
A New Partnership Concern have two branches in Two Rental Building. This two building's owners is same persons (Mr.A & Mr.B). 1st building occupied from june-2016 Rental Rs. 20000/2, 2nd building occupied from sepember-2016 Rental Rs.32000/2. We applied TAN 26/10/2016 and we Deducted TDS following... Mr. A, Building 1. Rent Rs. 10000/- 1. From Jun-Sep 10% = 4000 (deducted on 15/10/2016) 2. Oct - 2016 10% = 1000 (deducted on 12/11/2016) 3. Nov - 2016 10% = 1000 (deducted on 15/12/2016) Total Rs. 6000
Building 2. Rent Rs. 16000/- 1. Sep - 2016 10% = 1600 (deducted on 15/10/2016) 2. Oct - 2016 10% = 1600 (deducted on 12/11/2016) 3. Nov - 2016 10% = 1600 (deducted on 15/12/2016) Total Rs. 4800
The same is Mr.B...
How to calculate TDS the above detail...? and Which Quarter is applicable TDS return...?

If, you will be TDS deposit any day in January-2017 For Mr. A (only Interest Calculation) 4000*1.5*4/100=240 (for 4 months from oct to jan) 1000*1.5*3/100=45 (for 3 months from nov. to jan) 1000*1.5*2/100=30 (If, you will be Tds deposit before 7th jan-2017 then no need to calculation for Interest only for in December deduction)
For Mr. B (only Interest Calculation) You will be do same as above and 3rd qtr. is applicable for Tds Return for F.Y. 2016-17
