Annual letteble value for house property

20 June 2016 from where can I find municipal value , fair rent and standard rent to calculate annual letteble value of house property.
Also if a person has only one house property that is rented out which option to choose let out or deemed let out.
and if the property is self occupied and partly given to a paying guest then which option to choose.
