I am intrested to purchase a agreeculture land .I gave some token to broker.Broker have sale deed agreement of said land but not recorded on 7/12 document due to some objection or querry .Can i purchase the same land without 7/12 record by paying stam duty & ragistration.Is this will valid registration or not.can I resister my name on 7/12 record directly after the settlment of some minor querry at my perssonel level .

It is advisable not to purchase the property which is not registered in the name of the seller in the registrar's records. However, contact your local advocate / liason person. If the problem can be resolved, then resolve it and then enter into your sale deed.
