Capital gain on sales of assets

The House property owned by an NRI (owned-inherited) and old more than 40 years and no purchase/cost details of previous owner. then, how to calculate the Cost/value of base and the Capital gain there on? should we calculate by taking base of historcal Jantri Value and Current Index cost? kindly guide me

Kindly refer to the valuation of 1.4.1981 with help of registered valuer. Then take indexation benefit.
