plzz solve..

Atul contracts Bimal to sell a piece of land consisting of 200 bighas of land for Rs.3 lakh. It turns out that only 100 bighas of land belongs to Atul.

(i)
  Can Atul demand specific performance of the contract ?
(ii) What are the rights of Bimal in this case ?

ATUL IS THE DEFAULTER, SO HOW CAN HE DEMAND THE SPECIFIC PERFORMANCE OF THE CONTRACT

Bimal has a right to accept or reject 100 Bighas & if he accepts he loses the right to file a suit against Atul. Atul on the other hand being a defaulter himsely doesnt hold any rights
