Gift (unregistered) of non mutated property

Dear Sir/Madam,
I stay in guwahati with my grandmother. My grandmother has a flat in kolkata which is registered in her name and we have a purchase agreement (Dalil of the promoter) also but mutation certificate has not been received till date. Now my grandmother wants to gift it to me via gift deed (unregistered). The flat has been vacant till date but now I want to rent it.
1. So can I show the rental income of the flat in my income head?
2. Also is unregistered gift deed valid in this case?
3.And what is the value of stamp paper required in this case?
