unrealized rent - house property

22 September 2008 sirs,
while calculating income from house property,in the process of finding gross annual value we deduct unrealised rent from actual rent. Can unrealized rent of "any year" be deducted in computation of gross annual value of the previous year or only unrealised rent of previous year alone is allowed as deduction?
ex: in calculation of gross annual value for previour year 2007-08 we deduct unrealised rent of the year 2007-08. if there is unrealised rent of year 2005-06 then do we have to consider that or no?

22 September 2008 No, only unrealised rent of current year i.e, 2007-08 will be considered.

what if it takes 2 years to decide that the rent is unrealised. ( to fulfill the 4 conditions for declaring the rent as unrealised ). in such case do we reopen and recompute our tax for that year or we consider the unrealised rent in whatever year its declared unrealised.
