First decide whether you want to treat your tution income as income from profession or as income from other sources. If you treat your tuition income as other income, file 'ITR-1' otherwise file 'ITR-4'.
For income from House property, your mother should file 'ITR-1' but be sure she has the only property in which she has rented out.
