I HAVE BOUGHT COMMERCIAL Property IN 2006 AND I HAVE SELL THIS PROPERTY AND HAVE TO BUY NEW Commercial PROPERTY CAN I GET ANY BENEFIT ?

You can reinvest the entire proceeds from the sale in a new residential property within a specified time and claim tax exemption under Section 54F of the Income Tax Act24.
You can invest the capital gain from the property sale in certain bonds like NHAI or REC within six months and get tax exemption up to Rs 50 lakh under Section 54EC2.
You can deposit the capital gain in a Capital Gain Account Scheme and use it to buy or construct a new property within the stipulated time2.
You can also claim depreciation and write-offs on your commercial property and reduce your taxable income3.
You can also avail the pass-through deduction of 20% on your qualified business income from renting out your commercial property.
