When tenant (of any commerical unit) is registered dealer under GST................ and Landlord is not registered..........
Tenant has to pay GST on rent @ 18 % under RCM........... of which he can avail ITC also.

@ Koti Reddy: When land lord is unregistered.......... the registered tenant raises self invoice under RCM and pays gst to government....

since rental income from residential house property is out of GST , if a company(registered under GST) paying rent to lanlord of apartment taken on rent basis for their stay of employees.
in this case whether RCM applicable as service received from unregistered dealer to a registered dealer

If a Composite Dealer buys from Unregistered Dealers, the provisions of Reverse Charge would be applicable in this case as well. Even a composite dealer is considered as a registered dealer under GST and therefore the provisions of Reverse Charge would be applicable if the composite dealer buys from unregistered dealers.
