gst for transport

we are pvt ltd co. providing transport services which is exempt from gst criteria and thats why are unregistered party in gst.
we have our own warehouse which we use to store our parcels
in meanwhile due to recession we does not require much space for warehouse, we started giving warehouse on rent to other companies,
does any gst registration liability arise on this when our rent income will be only 10lakhs in year as our transport turnover over is in crores??
