token money given agaisnt property

Sir

The party has given token money in cash for purchase of property  and   cash receipt with revenue taken from the seller.

The time limit mentioned in the letter cum receipt not yet expired . Now the seller refuses to sell the property ( and giving various reason for not selling because he wants to sell to other party ) and ready to give the token money . Can we force the seller to sell the property ?
