TDS on rent
when surcharge has to be applied - if the gross receipts of the land lord exceeds Rs.10,00,000 or the rent payable by me to the land lord exceeds Rs.10,00,000

TDS is applicable on Rent on gross amount of rent per annum exceeds Rs. 1,20,000/-.

when you are paying more than 10 lacs rent then surcharge is must, But you can also deduct tds along with surcharge is the land load declars that his income is more than 10 lacs even is you are not paying the rent of Rs.10 lacs p.a.
