Tds on security and electricity share

hi, i have a showroom in 2 out of 4 floors in a building. my company is LLP. the owner is an individual. on rent I am doing TDS of 10%. I need to pay my share i.e half of security salary and electricity bill owner is paying. will there be any TDS? Am I supposed to take GST invoice for the same from owner. right now he is giving bill from security agency and electricity bill on his name forfcalculating my share and asking me to pay half of it to his personal account
