TDS on payment of rent to nri exceeding RS 50000 pm

I being govt employee in Mumbai taken a house on per month rent of RS 62000 from non resident person. NRI has pan in India.

Do I need to deduct 5% TDS under section 194 ib.?

Is 26 as amount is credited but amount didn't receive in bank account that amount is shown in itr filling
this is current year transaction
yes you need to deduct TDS at 5% under section 194ib
any payment to nri....comes under sec 195...
