one of my client have GST registration with exempted supply and he took a building for rent and the building owner charging 18 % on the rent amount
should I need to pay the GST?
if I pay the GST the Itc make any benefits to me?
please advise

You should pay the GST on the said activity and ITC will not be available for exempt supply.
