Whether service tax is leviable on Renting of Immovable property by an educational institution to a bank or to a restrurant/mess?justify with case law.

Renting of all immovable property is chargeable to service tax.however the immovable property whch hv been specifically covered by the negative list ir which are specificaly exempt.so renting of immovable property by educational institution not cover under any exemption or negative list. Hence It is taxable.
