Selling an ancestral home in goa. tax implications?

A property developer has offered us money for an ancestral home in Goa. We have accepted the offer.

There are 6 brothers/parties to the sale. 3 brothers have passed away. I am representing 5 parties (including those passed away. I have all 5 PoAs). One brother prefers to represent himself.

Each share is less than 50 Lacs.

Is TDS deducted on the total amount of the 5 parts? or is there no TDS because each share is less than 50lacs? Are the 5 shares collective for the purposes of TDS?

Can I claim back the TDS as a NRI? I have never submitted a tax return in India before. I do have an OCI and PAN card.

Yes, TDS need to be deducted. (rather over 6 parts)
 
 
Are the 5 shares collective for the purposes of TDS?
Yes.
 
Can I claim back the TDS as a NRI?
Yes, you all 6 need to file ITR/S, and claim any excess TDS after fulfillment of tax liability.
