For purchasing land and going for registry below mentioned procedure should be availed.
Firstly check the right, title and interest of the person from whom you purchase the land
2. Registered sale deed in the name of the seller
3. All the successive documents, evidences, proofs from begining-orgin of land i.e previous owners of sellers.
4. If theproperty is constructed either flat or tenament or shop or office etc. then approved construction plan of municipal corporation, permission letter of construction, and completion certificate of corporation
5 Mutuation of name of the previous owners i.e seller in all the goverment offices i.e municipal corporation, land record office, city survey etc.
6. If the land is agricultural or non-agricultural land, then the permission from the collector.
7. If sub-plotting is made, then the sub-plotting plan.
8. All the revenues, taxes etc paid till date in the goverment offices
9. If there is a scheme of flats, then no due no objection certifcate, share certificate, possession letter etc to be taken from the builder.
10. Public notice in respect of purchase of property to be given
11. Search to be taken from the Sub-Registrar i. e Registration office in respect of purchase of property . whether the seller has not sold the said property to any other person or mortgaged the property etc.
12 Title clear certificate to be taken from the Advocate in respect of said property.
