Property partition

Two people say A and B hold 2 flats in a appartment jointly.

A is willing to sell 1 flat while B is willing to retain it.

What would be the best option for A to sell 1 flat.

Will it be ok if a partition deed is made stating that flat number-1 belongs to A and flat number-2 belongs to B.

Please guide on this topic

I think a partition deed should be made between A and B
But flat number 1 is 1000 sft
and flat no 2 is 1350 sq feet.

will there be any capital gains ?
Both flats are mutually exclusive. And hence independent treatment to both flats. Nothing can be combined on selling.
I think Praveen is right
