In lease deed if owner wants to prefer that 11months lease ,increament for 2 years only, with tenant can he do so with consent of tenant? is there any breach of any clause in this case or not?

In the lease agreement, the landlord and the tenant can decide on the tenure of the lease period. Generally the agreement is done for 11 months. However, both the parties can decide to extend the period of agreement with mutual consent.
