Opinion on donation

My client is looking into 2 options.He is a Managing trustee of Religious trust 1. He wants to transfer (Ownership) his property to trust for construction of a spiritual building . or 2. He may just give possession (without transferring the Ownership) to construct the spiritual building and commercial shops and let out income is used for Trust purpose. Thanks in advance
