Non-refundable rental deposit

An assessee has paid non-refundable rental deposit for a period of 10 years. He wants to claim the same as a revenue expenditure in year 1. Is it allowed or should the same be written off over a period of 10 years

Since it pertains to 10 years, I think it should be considered as deferred revenue expenditure and 10% of it should to be transferred to expense a/c every year.
