Its Urgent, Tenants Problem under Rent Act

one of my friend told me that he lived in rented house for last 35 years now owner of that house told him that leave that house otherwise he can file suite agnst him

now what are remedies available against my friend? should he become deemed owner of that house as he lived in that house for 35 years?

wat remedies are available under gujarat rent act?
