In real estate project 50 residential units and 50 commercial units
on residential units gst at 5%\1%
and on commercial units 12 % with ITC
how to take ITC on commercial units any rule provision

Yes you need to follow the provision of Section 17(2) R/w Rule 42 of CGST Act .

You need to avail ITC on inward supply proportionately being used in construction of Commercial Unit.
