Is tds applicable on maintenance charges

Dear Members,

I have a query, please reply,

We have our office in a builing on Rent Basis, and every month deduct TDS u/s 94I @ 10% on Rent Bill. My Query is now they are rasing a seperate bill for Maintenenace Charges @ 2500/-+S.T (Maintenance Bill) is TDS applicable on the Bill and at which section and rate ??
