yes , it is applicable. if advance amount is less than 1000 then u can pay gst as on invoice date or date of receipt but in other case on date of receipt

GST on advance is applicable only in case of services not on goods

No, You can't claim ITC on exp. incurred on repair and maintenance. of immovable property .
