help on gst

My builder has charged gst on 18% but I have heard that gst is charged at 12% with full itc. Kindly clarify

GST 12% charged on Base Selling Price(BSP) and parts(maintenance, Fire fighting charge, power backup etc( of flat/unit charged @ 18%

Should I say my builder to claim itc if he has charged 18%

Normally for private work contracts gst is 18%.
& for government work contracts it is Gst 12%
& for government work contracts it is Gst 12%

this rule is old charge 18 but condition you have to less 1/3 value(expect value of land by rules) on your total value then charge 18.... now gov modified it to 12 on total value ( no need to less 1/3 value of land)8 applicable for CLSS
