need to know GST rate to be charged in case of building contract with materials

Hey ..
if it is Works Contract Service : 18%
Or
If construction of building : 18% ( after deducting one-third value of land ) i.e Effective Rate of 12%
if it is Works Contract Service : 18%
Or
If construction of building : 18% ( after deducting one-third value of land ) i.e Effective Rate of 12%
