Gst on underconstuction flats

Dear Sir/Madam,

I would like to know If i book flat in FY 2018-19 (i.e when GST rate is 12%) & I Registered the property in FY 2019-20 (GST Rate is 5% from 01.04.2019). On what rate i have to pay GST to Builder.

when invoice of your flat is issued or registration of flat done is date of your flat purchase.

if it on or after 01.04.2019 than its 5 % for non affordable housing

I have booked flat on Mar'18 that time Gst was 12% Builder ask to pay me 8% GST on booking amount.

How much Gst i have to pay now as per old rate or in new rate (Gst Rate was 5% wef 01.04.2019) still i have not done registration of the property. Please suggest.
