GST ON RENTING OF IMMOVABLE PROPERTY

Sir,
I have rented out a property by means of a licence agreement instead of rent agreement for own safety when any disputes arise. Can I write licence fee in the particulars column in the gst tax invoice instead of rent?

I have commercial property as well as two flats in apparments. i am charging GST @ 18% on commercial property. but i am not charged on flat's rent. So shall i pay reverse charge on flat's rent or not. please suggest.

the rent of both flat is below 50,000.

There is NIL rate over rental of residential property for residential use. So, no need to charge GST over it, or pay under RCM.
