can i avail ITC on expenditure incurred in respect of maintenance of building such as paint

GST rate for Rent is 18% and you can't claim ITC on Building maintenance because you claim depreciation for Building

For revenue expenditure you can claim ITC

Building maintenance is a revenue expenditure. The gst act has made such ammendment the building used for commercial purposes. invoice must be generated.
