What will be GST rate if Room rate per night is Rs 900 for 2 person plus breakfast Rs.500 (i.e 250 *2 person) total amounting Rs.1400?
will it be nil GST on Rs 900 and 5% Gst on breakfast or 12% GST on 1400
Please advice...

5% since room rent is less than 7500

Yes you are correct , but if you bifurcate the room rent & Breakfast seperately on bill.
it's better to issue 2 bills 1 for room (without GST -exempted) , 2 for Food (GST @ 5%)

as per notification 11/2017 CT (R) , YES GST IS APPLICABLE ON ROOM RENT (COMMERICAL, ie hotel, lodge, etc) ... & AS PER NOTIFICATION 12/2018 CT (R) ITS EXEMPTED UPTO 1000/-
