Is the gift deed registered?
lets assume it is registered, then also it is an invalid contract. (Refer Sec 15 of Indian Contract Act 1872).

Yes, Gift is registered.
What is the option of other heirs, Can they suits a case or they can file as partition suit.
If property is occupied equally by both heirs since inception. Then any other legal option can avail?
