Expert please help on Tax Query

A proerty is purchased in 1962 and built a house on that in same year. Approx expenses were Rs.12000/-  in 1962, and today no purchase deed of that or any paper is available. And today (in F.Y.2009-10) it is sold for Rs.15 Laks.(Sale deed is available). How to calculate capital gain on that? I tried for Governments Registery office to get registery details but no response fron them.(To get 1981,market value for indexation) . I have todays market value certificate available from them.....Please help on this, very urgent......

you can get 1981 valuation of same property ( area wise computation is done there) from a) office of registrar b) municipal authority of area

 

if there is a property there must be revenue receipts , go through the receipts and get in touch with the authority to get value of specified period.

YES, u have to get the valuation report from the govt. approved valuer and find out the value of the property as on 01/04/1981. Thereafter, from the value of 1981 u hv to find out the index cost of acquisition for f.y. 2009-10 and then calculate the capital gain thereon.

Agreed with Mr. Sharma and you can also get the valuation done by the Chartered engineer approved by the government to the get value as on 1961 too...,
