You may give the house on rent but avoid a lease agreement. Also, register the leave and licence agreement. If the rental is over Rs. 180,000/-, they shall deduct TDS, and you will have to make sure they deduct and deposit the TDS correctly and on time. Take refundable deposit and monthly rent. If you want the rent to increase by 5%- 10% each year, then clearly mention it in a separate clause in the agreement. Take the details of the company ie MOA & AOA, name, address of directors, etc.
